Upgraders from within NCR, professionals working across Noida and East Delhi, and even first-time luxury buyers who find core markets financially stretched, are increasingly considering Ghaziabad as a viable alternative. Industry voices tracking the same corridor describe a similar pattern: buyers are actively considering the city not as a peripheral spillover of Delhi-NCR but as a strategic destination characterised by connectivity and accessibility, with convenience, connectivity, and time efficiency defining the new address. That is precisely the buyer segment M3M has built its Gurugram and Noida portfolio around: professionals and NRIs willing to pay for design, brand assurance, and transit-linked location over raw square footage.
Anyone weighing an M3M address in Ghaziabad against the company's record elsewhere is really evaluating scale and follow-through rather than a single building. M3M India's portfolio in Gurugram alone runs to roughly 50 projects, and the group carries about 30 million square feet of saleable space. On the financial side, the company has been explicit about discipline: M3M India is on track to achieve record-breaking sales of approximately Rs. 30,000 crore, with Rs. 11,000 crore already achieved in the first two quarters of FY 2024-25, and its FY27 plan, disclosed by group leadership, commits substantial fresh capital to construction and land: Gurugram-based M3M Group will invest around ₹10,000 crore in FY27 on construction and land acquisition, split between ₹7,200 crore in construction activities and ₹2,500 crore in land acquisition, funded entirely through internal accruals with zero debt. That combination, an established NCR track record plus a stated, funded pipeline reaching into Uttar Pradesh, is the context in which a Ghaziabad launch under the M3M name should be read: not as an isolated bet on one township, but as the next stop on a expansion route that already runs from Golf Course Extension Road through Dwarka Expressway and Noida's Sector 94, 72 and 97 corridors.
