M3M India has spent a decade and a half building almost exclusively around Delhi NCR. M3M India Limited was founded on 1 April 2011 by Pankaj Bansal, with its headquarters in Gurugram, Haryana. Led by Founder Chairman Basant Bansal and supported by promoters Roop Bansal and Pankaj Bansal, the company became one of India's fastest-growing real estate developers. Its reputation was built almost entirely along one corridor — Golf Course Extension Road, Gurugram — before it began carrying that playbook to newer geographies. M3M Goa, positioned at Candolim in North Goa, is the developer's entry into a coastal, second-home market that runs on very different demand drivers from the corporate-catchment logic of Gurugram or Noida.
In October 2010, M3M launched its first township, M3M Golfestate, in Sector 65 on Golf Course Extension Road, Gurugram — a 56-acre high-end residential project. The company's portfolio has since grown to about 50 projects in Gurugram, backed by an impressive 30 million square feet of saleable space. Signature projects such as M3M Golfestate, M3M IFC, and Trump Towers Gurugram have redefined luxury living and established Gurugram as a major real estate hub. More recently the group has extended into Noida and Panipat: M3M Jacob & Co. Residences, on the Noida-Greater Noida Expressway in Sector 97, represents a total investment of ₹2,100 crore and has changed Noida's skyline. In January 2026 M3M India announced M3M Residences by Elie Saab in the Billionaires' Block, Sector 111 on the Dwarka Expressway, Gurugram — a ₹3,500 crore development of 950 homes in partnership with the Lebanese fashion house. On the plotted-development side, the company delivered Phase-I of M3M City of Dreams in Panipat, Haryana — a 350-acre plotted development with a total investment of Rs 2,700 crore, the largest such deal in recent years. Financially, M3M India was on track for record sales of approximately Rs 30,000 crore for FY 2024-25, with Rs 11,000 crore already booked in the first two quarters. The company has also committed Rs 7,500 crore to new developments in Uttar Pradesh, including a Rs 3,300 crore investment announced at the UP Global Investors Summit. This is the balance sheet and delivery record that now stands behind a project on the Goa coast rather than a Gurugram sector road.
M3M Goa sits in Candolim, one of North Goa's more established beach localities. The project is strategically located near Candolim, Calangute and Baga Beach, with easy access to Panaji, local markets, schools, hospitals, restaurants and shopping hubs. Spread across five acres of prime land, the project offers a variety of configurations including 2, 3, and 4 BHK apartments. The choice of Candolim over the more speculative pockets further north near Pernem is itself a signal of intent: this is a developer buying into an already-proven micro-market rather than a raw growth frontier. Candolim is described as the most polished of the beach belt localities — wider roads, better services, a more settled residential feel than Anjuna or Vagator — with average flat prices sitting around ₹15,150 per sqft.
North Goa's residential market has been reshaped by one piece of infrastructure. Manohar International Airport at Mopa, operational since December 2022, is Goa's second international airport and handled over 53 lakh passengers between April 2025 and March 2026. The knock-on effect on pricing has been sharp: North Goa's residential prices jumped from Rs 8,954 per sq ft in JAS 2023 to Rs 15,805 per sq ft in JAS 2025, a 76.51 percent rise in just 24 months. Candolim specifically has already absorbed much of that run-up: flat rates in Candolim changed by -10.6 percent in the last 1 year, but rose 30.0 percent over 3 years, 114.9 percent over 5 years, and 116.4 percent over 10 years. The short-term dip is read as a market that overshot slightly and is now consolidating, with the underlying five- and ten-year numbers suggesting demand remains intact. Demand itself is broad-based rather than purely tourist-driven: buyers from Mumbai, Bengaluru, Pune, and NCR, along with NRIs, are leading the charge, seeking both second homes and rental income opportunities. This is the buyer profile — metro professionals and NRIs used to organised, RERA-era developers — that M3M India's Gurugram-built brand is positioned to draw into Candolim.
Buying into a coastal apartment market in Goa has traditionally meant dealing with smaller, locally-scaled builders. M3M India's presence changes that calculus by bringing an NCR-scale delivery organisation into a market of five-to-ten-acre plots. The same discipline that produced iconic developments like the M3M Golf Estate and Trump Towers in Gurugram — a sprawling 56-acre uber-luxury residential complex that earned prestigious awards as one of the Best Luxury Projects in India — is the operating template being applied to a coastal apartment format in Candolim. For a second-home or investment buyer weighing a Goa purchase, that track record of scale and repeated delivery across Gurugram, Noida, and Panipat is the primary reason M3M India's entry into Candolim is being read as a market signal rather than just another launch.
