When M3M India chose Sectors M9, M10 and M11 of Manesar for what it calls Gurgaon International City (GIC), the commitment was not incremental. That figure, and the 150-acre land assembly behind it, frames how the developer views this corridor — not as an extension of the Gurgaon it has already built across, but as a city-scale opportunity in its own right.
Founded in 2010 by Founder Chairman Basant Bansal and promoters Roop Bansal and Pankaj Bansal, M3M India built itself into a transformative force in the luxury residential and retail real estate sector. M3M Gurgaon International City is one of the largest mixed-use destinations in Delhi-NCR, spread across 150 acres with a future expansion planned up to 200 acres, positioned near IMT Manesar along the Dwarka Expressway Link Road. M3M Forestia East represents the strategic Phase 2 expansion of GIC Manesar, and as the primary residential anchor of Pocket B, it is a critical component of a master plan that harmonizes the high-energy M3M Innovation Park with serene, forest-themed residential zones. Forestia East is a 6.46-acre high-rise project offering forest living within the 140-acre GIC township, with apartments sized from 1,850 to 2,350 sq ft across Sectors M9, M10 and M11.
The project is defined by a biophilic design where 80% of the project area is dedicated to open greens, including dense tree plantations, forest trails and nature-integrated amenities designed to improve air quality and provide natural cooling. M3M GIC in Manesar Sector 9 is priced at ₹12,186 per sq ft, setting the high-value benchmark within the locality. For buyers tracking price discovery across the Gurgaon belt, this positions GIC Manesar as a market-setter within its own sub-geography rather than a follower of established corridors.
The project enjoys connectivity to NH-48 (Delhi–Jaipur Highway), Dwarka Expressway and KMP Expressway. Residents are within a 5-minute drive to NH-48, connecting directly to Delhi and Jaipur, and the Dwarka Expressway is approximately 15 minutes away, making airport travel accessible.
