M3M Group will invest around ₹10,000 crore in FY27 on construction and land acquisition, with ₹7,200 crore going into construction activities and ₹2,500 crore into land acquisition this financial year, and it currently has more than 30 million square feet under construction across various projects. The developer has also been steering toward branded ultra-luxury product, having partnered with global fashion and lifestyle brand Elie Saab to develop two ultra-luxury housing projects in Delhi-NCR and with Jacob & Co for a project in Noida, with 20 per cent NRI participation in branded projects already and a target for branded residences to reach at least half of its portfolio.
Real estate platforms tracking the developer's pipeline describe a working concept named M3M Pink City Residences, positioned in a high-growth corridor near the Jagatpura / JLN Marg area of Jaipur, a location that ensures connectivity to the airport and major commercial centers while offering a peaceful residential environment. As listed, the project would sit on a prime land parcel of approximately 8 acres, allocating significant space for central gardens, a clubhouse and outdoor amenities, with premium 3 BHK and 4 BHK apartments along with 5 BHK duplex penthouses. Listings describe it as being in the pre-launch stage, with formal registration and pricing not yet public — consistent with how the developer typically stages new-market entries before releasing firm project details.
Jagatpura's pull for a developer scaling into Jaipur comes down to measurable connectivity rather than marketing positioning. The locality sits just 8 km from Jaipur International Airport via Jagatpura Road, provides 15-20 minute access to Sitapura Industrial Area, and connects to major highways through the Ring Road network, aided by the Jagatpura Elevated Corridor easing traffic toward Tonk Road. It also has good connectivity via NH 52 (Tonk Road) and the Agra Bypass Road.
The transit story has firmed up considerably. The Jaipur Metro's Orange Line, a 41 km long North-South corridor from Prahladpura to Todi Mod comprising 36 stations at a total project cost of ₹13,037.66 crore, received Union Cabinet approval, and will provide seamless connectivity to major activity nodes such as Sitapura Industrial Area, VKIA, Jaipur Airport, Tonk Road, SMS Hospital and Stadium, Ambabari and Vidhyadhar Nagar. State government officials have gone further, with the Chief Minister noting that the Rajasthan government is also considering metro expansion in rapidly developing residential areas like Jagatpura and Vaishali Nagar.

Independent market tracking shows flat prices appreciating 53.3% over five years and 46% over three years, with land rates surging 95.5% over five years and 48.3% over three years, while more recent figures point to property prices surging 65% from ₹4,250 per square foot in 2023 to ₹7,000 by October 2024. This is the kind of appreciation curve that tends to draw larger, capital-intensive developers into a market at scale rather than through a single project.
Jagatpura's residential case is reinforced by institutions already operating in the locality. It is closely surrounded by reputed educational institutions like SRN International, SKIT, and VIT, alongside JECRC University. Healthcare access includes facilities such as Apex Hospital and Fortis Hospital. The area is also a transit node in its own right — the nearest railway station is Jagatpura Railway Station, and the North Western Railway headquarters is also situated here — and draws footfall from the world-famous ISKCON Temple situated nearby. Employment demand is anchored by proximity to the Sitapura Industrial Area, which functions as one of the city's established job corridors.

Jagatpura's combination of airport proximity, an approved metro corridor, an existing education and healthcare base, and documented five-year price appreciation places it in that same category of corridor the developer has favored elsewhere. As with any pre-launch entry, firm project names, configurations, pricing and RERA registration for a Jaipur address will only be confirmed once M3M's own corporate channels release them.
