Analysts describe it in relative terms: New Gurugram functions as the city's mid-segment residential backbone — well-planned, family-oriented, and still offering better entry prices than the Dwarka Expressway belt.
That pricing gap has not stopped the broader market from moving. Gurugram's residential property market saw a 67% increase in average prices between Q2 2023 and Q2 2025, with the average rate reaching Rs. 16,186 per sq ft in the April-June quarter of 2025, up from Rs. 9,718 two years earlier. Key micro-markets including Dwarka Expressway, Golf Course Road Extension, Sohna Road, and New Gurugram are experiencing heightened demand. Rental performance across the city runs in a defined band: rental yields across Gurugram's residential market run between 2.5% and 4.5% depending on location and facilities.
M3M's own leadership frames this connectivity build-out as the central driver of value across the city's growth corridors. Robin Mangla, President, M3M India, notes that Gurugram's growth corridors are playing a defining role in the city's real estate evolution, with connectivity emerging as the biggest growth catalyst.
For a buyer weighing an M3M address in this belt, the case rests on three overlapping facts: a developer with a fifteen-year, 66-project track record and a delivery record covering everything launched before 2020; a corridor — New Gurugram — that has already built out its schools, hospitals and retail rather than waiting on them; and a road network (SPR, Dwarka Expressway, NH-8, and the emerging Delhi-Mumbai Expressway) that is converting what was once a peripheral zone into a connected extension of Cyber City and Manesar's employment base.
