M3M India was founded in 2010 and built its reputation primarily along Gurugram's Golf Course Road Extension and Dwarka Expressway — corridors where it delivered projects including the 56-acre M3M Golfestate, M3M IFC, and Trump Towers Gurugram. The company has since logged 56 launches, of which 36 have been completed covering roughly 20 million sq ft of delivered space. Its active pipeline spans a further 21 projects across approximately 40 million sq ft. Having established a firm presence in Gurugram, M3M India has turned its attention to Noida, where it has already launched M3M The Cullinan and M3M The Line (Sector 94), and now brings M3M Sector 129 to the Noida-Greater Noida Expressway corridor.
M3M Sector 129 is a pre-launch residential and commercial development sited directly off the Noida-Greater Noida Expressway, adjacent to the Infosys Circle — one of the corridor's most recognisable landmarks. The residential component offers 2 BHK, 3 BHK, and 4 BHK fully air-conditioned apartments with extended balconies designed for unobstructed views toward the golf course and the city skyline. A clubhouse spanning over 22,000 sq ft anchors the amenity stack, which also includes a swimming pool, gymnasium, jogging track, badminton and tennis courts, a dedicated children's park, a senior citizens' park, and a stargazing deck. The development incorporates 24-hour power backup for lifts and common areas, multi-tier security, and an intercom facility throughout.
The commercial component — a separate pre-launch offering under the same Sector 129 address — includes retail shops and office spaces, designed to serve both resident occupiers and the broader catchment that flows along the Expressway. The project is approved under the jurisdiction of Uttar Pradesh RERA, with a registration number forthcoming at formal launch.
M3M India's site-selection philosophy has consistently favoured corridors where road infrastructure is already improving and employment density is rising. Sector 129 fits that pattern precisely. The sector sits on the Noida-Greater Noida Expressway — a 24-kilometre controlled-access road that connects Delhi's DND Flyway to Pari Chowk in Greater Noida — and is about 10 minutes by road from Sector 137, one of the Expressway's established commercial nodes. The DND Flyway, which M3M buyers from South Delhi or Gurugram would use, is reachable in roughly 20–25 minutes via the Mayur Vihar Flyover. Access to the FNG Expressway adds an eastward connection toward Faridabad and Ghaziabad.
The Aqua Line metro — Noida Metro's standalone corridor — has its nearest station at Sector 142, approximately 4 km from Sector 129. The same line runs through Sector 137, making the stretch functionally metro-served for daily commuters working along the Expressway's IT cluster in Sectors 128, 142, and 144. Proximity to the IT parks that house companies including Infosys (whose campus gives the nearby Infosys Circle its name) generates steady rental and end-use demand for quality residential supply in the sector.
Noida's residential market recorded a 152% price increase between 2019 and 2024, with average rates reaching ₹14,946 per sq ft city-wide by 2024. Along the Noida Expressway sub-corridor specifically, current prices are tracked at around ₹8,400 per sq ft, with forecasts from market analysts projecting a further 19–43% rise to ₹10,000–₹12,000 per sq ft by 2026–2027, driven by metro expansion, corporate leasing growth, and proximity to the forthcoming Noida International Airport at Jewar. Sector 129 itself shows average apartment pricing around ₹7,300–₹9,840 per sq ft depending on the project, which positions M3M's pre-launch offering at the premium end of a sector that still has meaningful upside relative to more established Expressway sectors like 94 or 150.
Unsold inventory across Noida has declined sharply — down approximately 72% since 2020 — which means a new launch by a nationally recognised developer like M3M carries genuine scarcity value in a sector where supply has historically been concentrated in a small number of large townships.
The case for M3M Sector 129 as a residential address rather than purely an investment is supported by the social layer around it. Schools within 5 km include Delhi Public School Sector 129, Shriram Millennium School, Somerville International School, and JBM Global. Healthcare is anchored by Yatharth Hospital, Max Hospital, and Felix Hospital within a 6 km radius. Retail and dining gravitate around Gulshan One29 Mall, which sits within the sector itself, while DLF Mall and Spectrum Mall are accessible within a 10 km drive. Noida's Film City zone and the International Business Park — the UP government's designated employment hub housing corporate and SME occupiers — add further economic infrastructure to the catchment.
M3M India has been deliberate about building a multi-project presence in Noida rather than treating it as a single-launch market. M3M The Cullinan (RERA: UPRERAPRJ442214, launched June 2023) at Sector 94 established the brand's ultra-luxury residential credentials in the city. M3M The Line (RERA: UPRERAPRJ246070, launched November 2023), also at Sector 94, added a retail and commercial dimension. The Sector 129 project extends that presence southward along the Expressway, into a sector that the Noida Master Plan 2031 has zoned for both commercial and residential intensification. For a buyer tracking M3M India's Noida trajectory, Sector 129 represents the developer's first significant step beyond the Sector 94 node — a deliberate move into a corridor where land availability and infrastructure maturity align with M3M's established pattern of early-mover positioning.
