M3M India, the Gurugram-headquartered developer behind M3M Golfestate, M3M IFC and Trump Towers Gurugram, has extended its residential footprint into Noida's Sector 150. Founded in 2010, M3M India has quickly become one of India's fastest-growing real estate developers, led by Founder Chairman Basant Bansal, and supported by promoters Roop Bansal and Pankaj Bansal. The Sector 150 project sits within a sector that has been zoned by the Noida Authority as a low-density, sports-and-greenery led destination, and it marks one of M3M's more recent pushes beyond Haryana into Uttar Pradesh's National Capital Region market.
With an impressive portfolio of 66 projects, M3M has already delivered all developments launched before 2020, having successfully completed 43 projects spanning 20 million square feet, with another 23 projects covering 40 million square feet in full swing. The company's calling-card address, M3M Golfestate on Golf Course Extension Road, remains its reference point for scale and design ambition: signature projects like M3M Golfestate, M3M IFC, and Trump Towers Gurugram have redefined luxury living and established Gurugram as a real estate hub, with Golfestate, a 56-acre luxury residential complex, winning numerous awards for its architectural work and standing as a reference point in Indian luxury housing.
The company has been on an accelerated growth run into this decade. M3M India was on track to achieve record sales of approximately Rs. 30,000 crore in FY 2024-25, with Rs. 11,000 crore already achieved in the first two quarters. Notably, that growth has been anchored partly outside Haryana: M3M India has committed Rs. 7,500 crore to new developments in Uttar Pradesh, including a Rs. 3,300 crore investment announced at the UP Global Investors Summit. The recent launches of super-luxury projects M3M Altitude and M3M Opus in Gurugram, and two large-scale mixed-use projects in Noida in sectors 94 and 72, are part of that expansion.
Sector 150 is not M3M's introduction to Noida. The developer's most visible Noida address so far is M3M The Cullinan in Sector 94, an ultra-luxury mixed-use project positioned along the Noida-Greater Noida Expressway near the Delhi border. Spread across 13 acres, the project comprises 5 residential towers offering 374 units across 3, 4, and 5 BHK configurations, with unit sizes starting at 3,217 sq ft, among the largest apartment formats on the Noida Expressway. The development is strategically located on the intersection of the Kalindi Kunj Bridge and the Noida-Greater Noida Expressway, offering excellent road connectivity.
Alongside it, M3M has built a commercial anchor in Central Noida. M3M The Line at Sector 72 offers luxury high-street retail, double-height anchor stores, gourmet dining, and premium pentsuites with a 50,000 sq. ft. Sky Club, strategically located opposite IKEA and near metro connectivity. For buyers tracking the company's Noida operations directly, the Noida sales gallery is at M3M Experia, Plot No. 1, Sector 94, Noida – 201301. Sector 150 becomes the third point on this Noida map, extending the developer's presence further down the expressway corridor beyond Sectors 94 and 72.
Sector 150 has developed a distinct identity within Noida's sector grid, built around low-rise density and organised open space rather than the commercial-residential density of Central Noida. Spread across nearly 300 acres, Sector 150 is among the lowest-density sectors in Noida, with approximately 70% dedicated to green and open spaces. That framing has recently been reinforced by regulatory movement: following recent approvals and direction from the Noida Authority board regarding the development of Sports City in Sector 150, the micro-market has witnessed renewed confidence among homebuyers and investors, backed by improving regulatory visibility, strong infrastructure growth, and rising demand for low-density living.
The sector's planning brief goes beyond parks. The sector's map allocates space for sports facilities, including a 9-hole golf course, a cricket stadium with 40,000-seat capacity, and tennis academies, as part of the integrated sports city project along the Noida-Greater Noida Expressway. Nearby, the Noida Authority is advancing plans for an international golf course adjacent to a proposed heliport in Sector 151A, a 9.3-acre, roughly ₹43 crore project designed to accommodate 172 helicopters. M3M's own marketing for the Sector 150 project references a golf-course and skyline-facing design intent, aligning with this immediate planning context rather than any generic Noida address.
The commuting argument for Sector 150 rests on its position at a corridor junction rather than proximity to a single office district. It connects easily to the Yamuna Expressway, has smooth connectivity to Delhi through the DND and FNG routes, and is about a 30 minute drive from Noida International Airport. That combination — expressway access toward Delhi, a link south toward the Jewar airport corridor, and the FNG connection toward Ghaziabad and Faridabad — is what M3M's own project material for Sector 150 leans on when describing the site as sitting where the Noida Expressway meets the Faridabad-Noida-Ghaziabad corridor.
Social infrastructure in the sector has matured alongside the residential stock. Large parks such as the 42-acre Shaheed Bhagat Singh Park, landscaped areas and wide roads support a healthier living environment, and the sector benefits from well-known schools and universities such as K.R. Mangalam World School, RPS International School and Amity University. Established residential names already operating in the sector — including ACE Golfshire, ACE Parkway, ATS Greens' projects, Godrej Nest and the senior-living project Max Antara — have set the comparative benchmark that a new M3M address in the sector will be measured against.
Sector 150 has moved from an emerging address to a tracked premium micro-market over the past few years. Over the past few years, Sector 150 has seen consistent capital appreciation, with current property values in the range of INR 14,000 to INR 17,000 per sq ft, establishing it within Noida's premium bracket. Broader listings data points to a wider band depending on project stage: the average property price in Sector 150, Noida, in 2026 ranges between ₹10,000 and ₹14,500 per sq ft, depending on the project, construction stage, and amenities offered. A new M3M-branded launch in this setting enters a corridor where brand-led pricing at the top end — comparable to the ₹25,000 per sq ft levels seen at M3M's own Sector 94 project — has already been tested by the market a few sectors away.
