M3M India runs two distinct projects in Sector 82, each built for a different buyer. M3M SCO 82 spans 8 acres with plot sizes from 60 to 400 sq yd. The plots are offered as shop-cum-office units with approval for G+4 plus basement construction.
The residential offer sits on the Golf Course Extension Road side of the sector. M3M Floors Sector 82 presents 2.5, 3 and 3.5 BHK premium floors starting from ₹1.20 Cr onwards, and the project totals more than 700 flats. M3M markets the site as opposite Grand Hyatt, at the junction of Golf Course Road and Golf Course Extension Road.
The SCO 82 plots are designed around street-level visibility. The development sits immediately next to NH-8 and the Delhi border, and it is built for exposure and footfall, with room for retailers, F&B brands, clinics and flexible office formats. Pedestrian walkways, surface parking and full power backup form part of the layout. Individual plot owners also receive provision for individual signage and branding.
Sector 82 sits close to the arterial network that carries New Gurgaon traffic. It is about 2.5 km from both NH-48 and the Dwarka Expressway. The Indira Gandhi International Airport is roughly 30 minutes away by road. Employment access is a further draw, since Udyog Vihar and Cyber City are both nearby job centres.
The M3M SCO 82 developer material points to the catchment around the project. Almost 20,000 families live within a 5 km radius, and the site is next to IGI Airport, the India International Convention Centre and the Diplomatic Enclave. Daily shopping is covered by Vatika Townsquare 2 and Nayaa Bazaar. Public transport is still maturing: the metro line serving New Gurgaon is under construction.
Sector 82 has a broad price band. Flat prices run from Rs 10050 to 11350 per square foot, and flat rates changed by -1.4% over the last year and rose 120.6% over five years. Builder floors are priced differently, at Rs 7600-13450 per sq ft. For M3M's own offers, the SCO plots start at 2 Cr onwards, while the low-rise floors begin at ₹1.20 Cr.
M3M India was founded in 2010 by Basant Bansal, with promoters Roop Bansal and Pankaj Bansal. The company began on a single land parcel in Sector 66 and has delivered 36 projects. By its own count, it has completed 43 projects spanning 20 million sq.ft, and another 23, covering 40 million sq.ft, are being built. Its Gurgaon work includes M3M Golfestate, a 56-acre residential community around a golf course, M3M IFC and Trump Towers Gurugram. Closer to Sector 82, M3M is building Smart City Delhi Airport (SCDA) on Dwarka Expressway, which mixes high-end homes with retail and offices.
