Sector M9 sits at the point where Gurugram's residential story meets Manesar's manufacturing economy, and it is here that M3M India has placed one of its most land-intensive bets: Gurgaon International City (GIC), a 139.79-acre integrated township spanning Sectors M9, M10 and M11. For a developer whose earlier catalogue was built around Golf Course Road and MG Road addresses, the move into Manesar marks a deliberate extension of its footprint into Gurugram's industrial corridor.
M3M India Private Limited was founded in 2010 by Basant Bansal, who serves as Founder Chairman. The company is headquartered at the 41st Floor of M3M International Financial Centre (IFC), Sector 66, Gurugram, a building it developed itself. Today M3M is ranked No. 2 in India and No. 1 in North India by sales volume. The Group holds a land bank of over 3,000 acres of prime land across 56 iconic projects.
The brand's Gurugram-defining projects still anchor its reputation: M3M Golf Estate in Sector 65, a 56-acre uber-luxury complex developed alongside Trump Towers Gurugram, won the Super Luxury Project of the Year at the Indian Property Awards 2019. The Trump Towers partnership itself began in January 2018, when M3M India and Tribeca joined the Trump Organization to bring India's fourth Trump Towers project to life. The company's portfolio also includes the successful launch and delivery of M3M Jewel on MG Road and M3M Route65 on the Golf Course Extension Road. More recently, the developer has pushed outward from its Golf Course Road base: it is developing M3M Smart City Delhi Airport, a 250-acre township and high-end residential, mixed-use retail, and commercial hub along the Dwarka Expressway, and following that success it launched M3M City of Dreams in May 2023 across Sectors 36 and 37 in Panipat, spread over 337 acres. Sector M9 is the latest, and largest by land parcel, of these expansions outside the traditional Golf Course Road belt.
In November 2025, M3M launched Gurgaon International City, located in Sectors M9, M10 and M11 of Manesar, spread across 140 acres. It is registered as a 139.79-acre RERA-approved integrated township. The project sits across the revenue estates of village Bas Haria and village Jhund Sarai Abad in Sectors M9, M10 and M11, Manesar. Its residential component, launched under the M3M Cosmos name and since repositioned as M3M Forestia, carries HARERA registration Rera No. HARERA/GGM/991/723/2025/94, dated 16/10/2025. HARERA filings record a project start date of 1 October 2025 and an expected completion date of 30 September 2034, with the registration itself valid through that period.
The residential offering, originally conceived as a golf-view development under the Cosmos name, has since been repositioned as M3M Forestia, moving toward a forest-living concept with denser green cover and water bodies while retaining the original high-rise architecture. It is developed across 35 acres with roughly 65 percent open greens. Configurations span 2.5, 3 and 4 BHK apartments with layouts ranging from 1,200 to 2,400 sq. ft. Within the same GIC footprint, M3M has since introduced Forestia East and Forestia West as further residential phases, alongside industrial and commercial plots, reflecting the township's mixed-use intent rather than a single standalone residential launch.
Sector M9 sits close to the KMP Expressway, NH-48 and the Dwarka Expressway, giving the location connectivity across the National Capital Region. The site's NH-48 frontage puts it roughly five minutes from the IMT Manesar industrial hub and around fifteen minutes from the Dwarka Expressway. IGI Airport is about 20 minutes away. This positioning matters because Manesar's residential demand is not purely a Gurugram overflow story. For decades, Manesar has been a cornerstone of India's industrial landscape, housing major players like Maruti Suzuki, Honda, and numerous ancillary units within its Industrial Model Township. Proximity to Maruti Suzuki, Honda, and upcoming data-centre parks ensures a steady stream of high-profile tenants and employment demand in the corridor.
Manufacturing is emerging as a new driver of the Gurgaon real estate market, with industrial investment across the Gurugram-Manesar-Jhajjar belt shifting premium housing demand toward locations connected by NH-48, the KMP Expressway and Southern Peripheral Road. Gurgaon's average asking price stands near ₹14,850 per sq. ft., while Manesar records an average asking price closer to ₹11,850 per sq. ft., positioning it as a comparatively affordable market within the expanding industrial corridor. That gap has not stayed static: flat rates in IMT Manesar have moved by roughly 102.7 percent over the last three years and 94.8 percent over the last five years. For a buyer evaluating an M3M address in Sector M9, this combination of a lower entry price point and a fast-appreciating base is central to the corridor's appeal, distinct from the pricing dynamics of M3M's established Golf Course Road or MG Road addresses.
