Founded in 2010 by Basant Bansal, M3M India is headquartered at the 41st floor of M3M International Financial Centre in Sector 66, Gurugram — a building it developed itself. The company built its early reputation along Gurugram's Golf Course Extension Road before expanding into commercial, retail, and branded-residential formats. In geographic spread, M3M has moved beyond its original Gurugram base into Noida and Panipat, and has started building a presence in select other North Indian markets. Panipat is not a peripheral experiment — the company recently delivered Phase I of M3M City of Dreams, a landmark 350-acre plotted development project with a total investment of Rs. 2,700 crore, the largest in recent years.
Known for its industrial and textile heritage, Panipat is gradually seeing enhanced residential demand and is emerging as a higher-value secondary city — its industrial backbone, connectivity upgrades, and upcoming residential demand make it relevant for mid-term investment or homebuyers seeking affordability plus growth. M3M read this shift early. The choice of Kabri in Sectors 36 and 37 — on the city's developing western fringe — gave the company the scale of land needed for a township format it had not attempted anywhere before.
M3M City of Dreams is a large integrated township located in Sector 36 and 37, Kabri, Panipat, Haryana. Developed by M3M India, this landmark project spreads across 337 acres (136 hectares) and is planned as a self-sustained urban destination. The project offers a wide range of property options, including residential plots, low-rise apartments, terrace homes, retail shops, and office spaces. A total of 2,100 plots are planned, with plot sizes ranging from 1,260 sq ft to 9,000 sq ft.
The development is structured in multiple phases, each carrying its own RERA registration. M3M City of Dreams Phase I is an affordable plotted colony under the Deen Dayal Jan Awas Yojana 2016 (DDJAY), situated at Village Kabri and Village Panipat Tarafinsar, Sector 37, District Panipat. The project is duly registered with the Haryana Real Estate Regulatory Authority under H-RERA Registration No. HRERA-PKL-PNP-446-2023, dated 02.05.2023. M3M City of Dreams Phase II is a residential plotted colony under the New Integrated License Policy (NILP), on land admeasuring approximately 219 acres, situated at Village Kabri and Tarafinsar, Sector 36 and Sector 38, District Panipat. Phase II carries RERA registration HRERA-PKL-PNP-523-2023, and possession of plots in this phase is scheduled for November 2028. The project is currently under construction and being developed in phases, with Phase 4 registered under RERA No. HRERA-PKL-PNP-688-2025, with an expected completion date of April 2028.
The launch trajectory reflects genuine traction. M3M India launched Phase I in Sector 37, introducing 900 plots ranging from 140 to 180 sq. yards, with a Rs. 600-crore topline expected. Out of this, 436 plots were sold early, clocking a sales value of Rs. 250 crore.
Spread across 337 acres, the integrated project includes residential plots, low-rise apartments, terrace homes, retail shops, and office spaces, with about 70% of the total area kept open for greenery, parks, walking tracks, and community spaces.
Terrace homes in the township are priced from Rs. 1.35 crore. Plot pricing is available on request and varies by size, phase, and position within the township.
Strategically situated in Sectors 36 and 37, M3M properties in Panipat offer connectivity through proximity to National Highway 44 (NH-44), with a 10-minute drive of the Panipat Railway Station and close proximity to major industrial hubs, international schools, and healthcare facilities. The distances are material: NH-44 is approximately 5 km (10 minutes) from the site; Panipat City Centre is approximately 8 km (15 minutes); the Delhi border is approximately 90 km (1.5 hours); and Karnal is approximately 40 km (45 minutes).
The project has dual access via Faridpur and Kabri roads, providing connectivity to both Panipat's core and the National Capital Region. An upcoming Regional Rapid Transit System (RRTS) corridor between Delhi and Panipat is expected to further improve transit times and boost real estate values in the region.
The Kabri micromarket itself sits at an early stage of its residential cycle. Kabri is one of the prime locations to buy a home in Panipat, with multiple residential projects active in the area. Nearby institutions include Asia Pacific Institute of IT, accessible from Kabri Road and Faridpur Road. Medical facilities in reach include Supreety Hospital, Panchal Hospital, and Dr. Buttar Hospital.
Property prices across Panipat in 2026 broadly range between Rs. 5,800–6,200 per sq. ft., with new highways, industrial zones, and township projects having boosted demand. NH-44 (the old NH-1) passes through Panipat, and the city's proximity to the Yamuna Expressway and KMP Expressway gives it improved access to NCR.
With an impressive portfolio of 66 projects, M3M has already delivered all developments launched before 2020. Backed by a robust land bank of 3,000 acres and a customer base exceeding 20,000, M3M India operates on the principles of Trust, Transparency, and Timely Delivery. The Panipat entry specifically is backed by financial discipline: M3M has closely managed project financing, with a Rs. 1,300 crore Indiabulls loan nearly repaid as of early 2025, reinforcing execution discipline.
M3M's vertically integrated model, managing every aspect from land acquisition to after-sales, ensures streamlined processes, cost-efficiency, and quality control. For buyers at M3M City of Dreams, that integration matters concretely — it is the same model that delivered projects such as M3M Golf Estate in Gurugram's Sector 65 and M3M IFC in Sector 66, before the company turned its attention to Panipat's plotted-township opportunity.
M3M India is on track to achieve record-breaking sales of approximately Rs. 30,000 crore, with Rs. 11,000 crore already achieved in the first two quarters of FY 2024-25. That scale of business funds construction delivery — relevant context for buyers evaluating phased-possession timelines at City of Dreams.
