M3M Emerges as Highest Bidder for 12.5-Acre Noida Sector 108 Land Parcel at ₹1,850 Crore
M3M Wins Competitive Noida Land Auction at ₹1,850 Crore
M3M emerged as the highest bidder for a mixed-use land parcel auctioned by the Noida authority on Tuesday, quoting around ₹1,850 crore for a 12.5-acre plot in Sector 108. The parcel had a reserve price of ₹835 crore and attracted strong interest, with DLF Ltd also participating in the bidding.
DLF Limited, M3M Group and Godrej Properties were shortlisted to bid for this land parcel. However, in Tuesday's bid only two of the groups participated. The winning bid translates into nearly ₹147 crore per acre, underlining the premium developers are willing to pay for large, well-located land banks in Noida's high-demand corridors.
Transaction Scale and Financial Implications
Including stamp duty and other government charges of close to ₹150 crore, M3M's total cost for the Sector 108 site is expected to approach ₹2,000 crore. The transaction is among the largest single-plot land acquisitions by a private developer in the National Capital Region in recent years and reinforces M3M's push to expand its NCR footprint.
In the same auction cycle, M3M also secured another 6-acre parcel in Sector 98 for ₹414 crore, taking its combined Noida land spend to over ₹2,400 crore.
Mixed-Use Development Plans
The land parcel is designated for mixed-use development, comprising residential and commercial components. The dual-component designation aligns with M3M's strategy of diversifying product offerings across its portfolio.
Location and Infrastructure
Sector 108 sits directly on the Noida Expressway, one of the most strategically important arterial roads in the entire NCR. From here, residents can reach Delhi via the DND Flyway in approximately 15 minutes, connect to Noida City Centre Metro Station within 10 minutes, and travel to Greater Noida in roughly 20 minutes.
Noida continues to attract substantial interest from real estate developers because of its improving infrastructure, expanding metro connectivity, proximity to major employment hubs and the growing preference of homebuyers and commercial occupants for well-planned sectors.
