M3M Launches Gurgaon International City in Manesar

M3M India officially launched Gurgaon International City (GIC), a grand-scale urban development in Sector M9, IMT Manesar, with the announcement made on November 12, 2025. The township spans more than 150 acres and is planned as the largest integrated city of Gurgaon, combining residences, retail avenues, and industrial spaces within one connected ecosystem.

Scale and Investment

The project represents an investment of approximately ₹7,200 crore and is projected to generate a topline of ₹12,000 crore. The project spans approximately 150 acres, with expansion plans up to around 200 acres.

First Phase Details

The first phase, already RERA-approved (HARERA/GGM/991/723/2025/94), covers 50 acres with around 300 plots for data centers, innovation hubs, EV facilities, retail spaces, and residential zones. The project is developed by M3M India Infrastructures (P) Ltd.

Project Composition

M3M GIC is a 150-acre integrated township combining residential towers, commercial spaces, and industrial plots, being developed jointly by M3M India Private Limited and Smartworld Developers. The township integrates multiple asset classes within one ecosystem, with residential zones, commercial districts, industrial plots, and institutional spaces planned to function together.

Residential Offerings

The apartments come in 3 BHK and 3.5 BHK configurations, ranging from 1,700 sq.ft. to 2,400 sq.ft. Smartworld is handling 2 BHK and 2.5 BHK apartments as part of the co-development arrangement.

Strategic Location

The strategic choice of Manesar positions the project at the heart of NCR's industrial and innovation corridor. M3M Gurgaon International City is in Manesar, Gurgaon covering sectors M9, M10 and M11. With direct access to NH-48 and Dwarka Expressway Link Road, the township is well connected to Delhi, Gurugram and IMT Manesar and is close to schools, hospitals, industrial hubs and shopping destinations.
