M3M Secures Prime 12.5-Acre Parcel in Noida Sector 108
M3M India has outbid DLF to win a 12.5-acre mixed-use plot in Noida's Sector 108 with a bid of about ₹1,850 crore, one of the largest land acquisitions by a private developer in the National Capital Region in recent years.
Winning Bid and Total Investment
The Noida Authority had set a reserve price of ₹835 crore for the Sector 108 parcel, but competitive bidding pushed the final quote to around ₹1,839–1,850 crore. Including stamp duty and other government charges of close to ₹150 crore, M3M's total cost for the Sector 108 site is expected to approach ₹2,000 crore.
The winning bid translates into nearly ₹147 crore per acre, reflecting the premium placement of the site along one of Noida's primary development corridors.
Competitive Auction and Market Context
DLF, which was shortlisted and actively participated in the bidding, ultimately lost the auction as M3M quoted more than double the reserve price. Only M3M and DLF took part in Tuesday's bidding, even though Godrej Properties had also been shortlisted.
The transaction is among the largest single-plot land acquisitions by a private developer in the National Capital Region in recent years and reinforces M3M's push to expand its NCR footprint.
M3M's Broader Land Expansion in Noida
In the same auction cycle, M3M also secured another 6-acre parcel in Sector 98 for ₹414 crore, taking its combined Noida land spend to over ₹2,400 crore.
Location and Connectivity
Sector 108 sits directly on the Noida Expressway. From here, residents can reach Delhi via the DND Flyway in approximately 15 minutes and connect to Noida City Centre Metro Station within 10 minutes. The sector is positioned as a strategic node for professionals commuting to Delhi's business districts and Noida's expanding IT corridors.
Mixed-Use Development Plan
The Sector 108 plot is earmarked for mixed residential and commercial development. As a pre-launch project, the specific tower count, unit configuration, and possession timeline will be released by M3M in due course.

M3M India is a Gurugram-based luxury real estate developer founded in 2010. The company has 36+ delivered projects covering 20 million sq ft and is an active developer with 21 projects under construction. M3M has moved beyond its original Gurugram base into Noida and Panipat, with the Sector 108 acquisition marking a significant step in consolidating its presence across the Delhi-NCR region.
