M3M India was founded in 2010 by Basant Bansal, with Roop Bansal and Pankaj Bansal as promoters. The company says it has launched 66 projects and completed 43, covering about 20 million square feet. Its best-known Gurugram works include the 56-acre M3M Golfestate, M3M IFC and Trump Towers Gurugram. The Dwarka Expressway is where its newer commercial and mixed-use activity is concentrated, through the Smart City Delhi Airport township across sectors 111 to 113.
M3M Capital Financial Center is the developer's commercial offering within that corridor, and it is the project this page follows most closely.

The project carries roughly one kilometre of frontage on the Dwarka Expressway. Its planning targets multinational and IT/ITES occupiers, with column-free floor plates designed for large open-plan teams. The ground-level retail is positioned for cafés, restaurants and lifestyle brands serving the surrounding residential catchment.
Indicative pricing published by third-party listings places office space near 25,000 sq ft pre-launch, rising to around 30,000 sq ft at formal launch. One listing puts a 3,000 sq ft office unit at roughly 7.5 crore and entry-level retail at about 2.4 crore. These figures come from portal listings rather than a developer price sheet, so they describe the market at the time of reporting and will move with unit size, floor and availability.
Dwarka Expressway, also designated NH-248BB, is the main link between this sector and Delhi, and the sector sits close to the Delhi-Gurugram border. IGI Airport is about 15 km away, which listing data describes as a drive of around 10 to 15 minutes. Nearby transit includes Palam Vihar and Bijwasan railway stations and the Dwarka Sector 21 metro station. The Cyber City to Dwarka Sector 25 metro corridor, described in the developer's own commentary as part of Delhi Metro Phase IV, is expected to link Sector 113 with the corporate centres of Cyber City and Dwarka.
Social infrastructure is still developing but already usable. Palam Vihar hosts DPSG Palam Vihar and hospitals, and the sector's surroundings include Sector 111, Sector 114 and Dwarka Sector 28.
Sector 113 has moved into a higher pricing band. Average flat rates were reported at about 11,268 per sq ft in 2023, 14,833 in 2024 and 17,163 in 2025. Portal averages differ by source: 99acres shows around 16,050 per sq ft, while SquareYards reports about 15,700 against roughly 14,800 for Gurgaon overall. Listing data places M3M Mansion in the sector at about 18,200 per sq ft and M3M Capital at about 15,700 per sq ft.
The residential base is substantial. Tata La Vida, Smartworld One DXP and BPTP 102 Eden Estate are among the projects in the same micro-market, so the commercial floors at M3M Capital Financial Center would draw on a dense base of households and office-goers. Dwarka Expressway prices are reported to have risen about 135 per cent over five years, which supports the demand case for lockable office space and street-level retail.
