M3M India Private Limited was founded in 2010 by Basant Bansal, who serves as Founder Chairman, and is headquartered at the 41st floor of M3M International Financial Centre in Sector 66, Gurugram — a building it developed itself. The company has grown to become the number one real estate developer in North India by sales volume. With a portfolio of 66 projects, M3M has already delivered all developments launched before 2020, completing 43 projects spanning 20 million square feet, while another 23 projects covering 40 million square feet are currently under construction.
M3M's projects have historically concentrated in four corridors: Golf Course Extension Road in Sectors 65–66, Dwarka Expressway in Sector 113, Southern Peripheral Road and New Gurgaon in Sectors 79–79A, and Sohna Road. Manesar — specifically the Gurgaon International City (GIC) zone — represents the developer's newest and most ambitious geographic move. In November 2025, M3M launched M3M Gurgaon International City, located in Sectors M9, M10, and M11 of Manesar, spread across 140 acres.
M3M GIC, also known as M3M Gurgaon International City, is a large-scale integrated township by M3M India, located in Sectors 9, 10, and 11 of IMT Manesar, spread across over 140 acres. It is planned as a mixed-use property that includes residential apartments, commercial spaces, retail areas, and industrial zones — not a standalone residential project but a complete township being developed in multiple phases.
The township is developed in partnership between M3M India and Smartworld Developers, and will also include an industrial and innovation park with a focus on data centers, EV tech, and clean industries. The township will have over 75 percent of the land area allocated to open spaces, which will be green and equipped with a clubhouse, sports facilities, and a high-tech security system.
M3M GIC Manesar Floors sits within this broader master plan as the independent floors offering — a low-rise residential format inside a township otherwise known for G+35 high-rise towers. The development features low-rise floors proposing privacy, exclusivity, and a sense of community. Key highlights include the low-rise floor format itself, a contemporary architectural layout with sleek lines and large windows, and well-planned comfortable layouts catering to diverse family sizes. Green spaces and landscaped gardens are integral to the design, alongside the integration of smart home technology for enhanced security and energy efficiency.
Phase 1 features 5 premium towers with G+35 floors across 30 acres, with a total of 3,000 units planned across the township. The registered RERA number is HARERA/GGM/991/723/2025/94, dated 16 October 2025, and the registered developer name is M3M India Infrastructures (P) Ltd.
The project spans over 40 acres and features 22 exclusive towers developed across five phases; the landscape architecture has been crafted by Coopers Hill Design, an international firm. The masterplan reflects sustainable urban development with emphasis on green mobility, low-carbon infrastructure, and a Forest Living concept — focusing on cycling routes, foot-friendly paths, and effective transport networks.
M3M India announced that Phase 1 of its Gurgaon International City master development sold out within three days, totalling approximately Rs 2,000 crore.
Sector M9 is rapidly evolving from a quiet industrial periphery into a premium residential and integrated township corridor, and is strategically positioned alongside Sectors M10 and M11, attracting major tier-1 developers aiming to house the executive workforce of IMT Manesar. The area is predominantly inhabited by mid-to-senior management professionals working in nearby multinational manufacturing hubs like Maruti Suzuki, Honda, and Denso.
NH-48 (Delhi-Jaipur Highway) is approximately 2–3 km away, offering direct access to Delhi, Gurugram, and Jaipur; the KMP Expressway (Western Peripheral Expressway) is about 3–5 km away, providing a ring route around the NCR. Indira Gandhi International Airport is approximately 35 km from Sector M9, reachable in roughly 40 to 45 minutes via NH-48. On the transit side, the Yellow Line Metro extension is planned to connect Manesar to Gurgaon, an RRTS link from Manesar to Cyber City is under consideration, and the Haryana Orbital Rail Corridor is expected to boost industrial movement across the region.
The social infrastructure around the township is already functional. IMT Manesar and Eros Corporate Park host major employers including Maruti Suzuki, Honda, Genpact, and Wipro; nearby schools include Jhankar High School, Lord Krishna International School, and Harsh International School; hospitals in the vicinity include Medicure Hospital, Fortis Hospital, and SilverStreak Hospital.
Property prices in Sector M9, Manesar currently range from approximately Rs 6,500 to Rs 12,000 per sq ft, with the average settling around Rs 8,500 per sq ft, a wide spectrum driven by the contrast between older plotted developments and newly launched high-end townships. Over the past 12 months, the locality has witnessed price appreciation of roughly 18–22%, fuelled largely by the entry of tier-1 developers; on a 3-year horizon, values have surged by nearly 45% as Manesar shifted its narrative from purely industrial to a viable residential spillover market.
M3M GIC currently lists a median asking price of Rs 12,200 per sq ft, compared to Manesar Sector 9's broader average of Rs 11,800 per sq ft. Manesar's current rental yields in developing corridors typically range around 7–9%, with emerging areas showing capital growth potential in the 12–15% annualised range.
Manesar is evolving rapidly, and with Gurgaon's established corridors showing saturation, integrated townships in this zone offer stronger appreciation potential, better livability, and more sustainable returns.
M3M is backed by a land bank of 3,000 acres and a customer base exceeding 20,000, operating on the stated principles of Trust, Transparency, and Timely Delivery. The company's vertically integrated model — managing every aspect from land acquisition to after-sales — ensures streamlined processes, cost-efficiency, and quality control. M3M India is on track to achieve sales of approximately Rs 30,000 crore for the current fiscal year, with Rs 11,000 crore already achieved in the first two quarters of FY 2024-25.
Iconic projects like M3M Golf Estate and Trump Towers in Gurugram exemplify the high standards the developer has established; M3M Golf Estate, a 56-acre uber-luxury complex, has earned recognition as one of the Best Luxury Projects in India. In Panipat, M3M recently delivered Phase I of M3M City of Dreams, a 350-acre plotted development with a total investment of Rs 2,700 crore. The Manesar township continues this pattern of large-format, multi-phase urban development — this time targeting Gurgaon's fastest-growing outer ring.
