M3M Forestia West advances within Manesar township
M3M Forestia West is a residential apartment development within Gurgaon International City (GIC), M3M India’s mixed-use township in Sector M9, Manesar, Gurugram. The township launched in November 2025. Its registration, HARERA/GGM/991/723/2025/94, was issued on 16 October 2025 under the name Gurgaon International City, covering the wider township rather than identifying an individual Forestia apartment phase.
M3M India announced on 25 February 2026 that Phase 1 of GIC had sold out within three days of launch, reporting residential sales of approximately ₹2,000 crore. The announcement named Forestia West among the residential developments in that phase. The project’s status is New Launch. The details
The RERA registration for GIC is valid through 30 September 2034. M3M India Infrastructures Pvt. Ltd. is named as the developer/promoter in HARERA material; Svabhumi Realtors Pvt. Ltd. is identified as a co-promoter for the wider township. Forestia West I has also been reported with a separate phase registration, RERA-GRG-2124-2025. It should be distinguished from Forestia East I, whose separate registration is GGM/1035/767/2026/07, dated 21 January 2026.
Forestia West I is marketed with 3 BHK residences. Housing.com lists unit sizes of 1,905–1,910 sq ft and prices of ₹2.38–₹2.39 crore, with its listing updated on 14 August 2026. The same listing gives an average of ₹12,500 per sq ft. These figures are listing details, not a locality-wide price trend. The size basis is not specified here as carpet area.
- GIC’s licensed township area is 139.79375 acres, or about 140 acres; M3M publicity has also rounded the development to 150 acres.
- Forestia West I is reported to cover 7.2262 acres. Housing.com lists 9 buildings and 1,384 units; RERATracker also reports 40 floors.

The wider township’s RERA registration should not be read as the individual phase registration. Forestia West I and Forestia East I are separate phases, with distinct registration details.
The location
The township spans Sectors M9, M10 and M11 in Manesar, with the Forestia site address given as Sector M9, IMT Manesar. M3M says GIC is linked to NH-48 and three expressways. Its February 2026 announcement described the Rewari–Gurgaon Expressway as nearly ready and said it could reduce travel time by up to 60%; it did not give a project-specific access distance or completion date.
Forest trails, skywalks, green spaces and wellness-focused amenities are part of M3M’s stated vision for the wider township. Planned GIC components also include M3M Innovation Park, a data centre, an EV hub and retail avenues. These are township-level plans rather than a confirmed schedule of Forestia West I facilities.
The developer
M3M’s February 2026 announcement described GIC as a 150-acre development planned with an investment of approximately ₹7,200 crore and projected revenue potential of nearly ₹12,000 crore. The company identifies 2010 as its establishment year. At GIC, its announced programme brings housing together with industrial and lifestyle infrastructure, while Forestia West forms part of the residential offer.
What comes next
M3M announced the GIC launch in November 2025, followed by the Phase 1 sales milestone on 25 February 2026. The township registration states validity through 30 September 2034, while Housing.com lists June 2034 as the possession date for Forestia West I. The Rewari–Gurgaon Expressway and other planned township components are part of the area’s development outlook; no completion dates for those components were included in M3M’s announcement.
