M3M India has expanded its residential portfolio in Panipat with the launch of M3M Terraces, a premium low-rise housing offering within its existing 337-acre City of Dreams township. The project, announced in December 2025, signals a strategic shift in M3M's approach to the Panipat residential market, broadening beyond the plotted and high-rise formats that have dominated the region.

The project, priced from ₹1.35 crore per floor, introduces 3 BHK luxury floors with private terraces and reflects the developer's strategy to diversify housing formats as demand in the region matures. The company expects the project to generate a topline of around ₹600 crore, with completion targeted by the end of 2027.
M3M Terraces is Panipat's first low-rise development offering Stilt + 4 luxury floors with private terraces located within the expansive M3M City. Each floor features a terrace designated as 'My Aer Lounge', designed to accommodate personalized outdoor activities—from yoga decks to entertainment zones—while maintaining privacy within a planned community setting.
Location and Connectivity
The development sits within Sector 36 & 37, Kabri area of Panipat, Haryana. This is a growing location with good connectivity to Delhi and nearby areas. Strategically located along the Delhi–Ambala corridor, the township benefits from upcoming infrastructure including the Delhi–Panipat RRTS, proposed Karnal airport, and expanding industrial clusters, with an estimated 2.5 lakh new jobs driving demand for secure, well-planned communities.
The National Highway 44 passes through the city, connecting it to Delhi, Ambala, and other major cities in northern India.
