M3M's more recent Sector 65 launch, M3M Altitude, sits directly within the Golf Estate precinct rather than as a standalone address, reinforcing rather than diluting the sector's identity as an M3M stronghold. M3M Altitude is situated on Sector 65 Golf Course Road Extension, in an iconic location that boasts proximity to Trump Towers and M3M Golf Estate, alongside international schools and upscale retail. Standing at approximately 140 metres and spread over 4 acres, M3M Altitude is a feat of modern engineering. The building draws on international design input: its modern contemporary architecture was designed by UHA, London. Residents get access to the estate's shared infrastructure, which by itself outsizes most standalone clubhouses in the city: the Golf Estate Clubhouse spans 200,000 sq ft of luxury amenities and 50,000 sq ft of sport amenities, including a spa with gym and a family zone with a lagoon restaurant.

Schools such as DPS International are about 2 km away, hospitals including Park, W Pratiksha, and Artemis sit within 5 km, and malls such as WorldMark, Airia, and Sapphire are 2 to 4 km out, while Sector 65 is also home to the AIPL Joy Central shopping mall.
